Monthly Maintenance

Inspect the Gate System and Path for Obstructions
Walk along the gate path and check for any potential obstructions like debris, overgrown plants, or any items that might hinder the gate's movement. If you find any, remove them promptly. This step ensures the gate can move freely without any blockages, reducing wear and tear on the opener.

Test the Obstruction and Entrapment Protection Systems
The safety systems on your gate opener are crucial for preventing accidents. Test these systems monthly to ensure they are functioning correctly. If they don't respond as expected, troubleshoot or consult the manual for guidance on adjustments.

Clean the Extended Opener Arm(s)
Dust and dirt can accumulate on the opener arms, affecting their performance. Use a soft, dry cloth to clean the arms thoroughly. Make sure the power switch is turned off before you start cleaning to avoid any accidental operation.
Manual Gate Movement Check
Disconnect the opener and manually move the gate to ensure it swings smoothly without sticking or binding. Make sure the power switch is turned off! This step helps identify any physical issues with the gate itself. If you notice resistance, lubricate the hinges or address any mechanical issues before reconnecting the opener. Tighten All Bolts
Over time, bolts can loosen due to the gate's regular movement. Check all bolts and tighten them as needed to maintain the gate's structural integrity and ensure the opener operates effectively.
Verify Warning Signs
Check that warning signs are clearly visible and properly mounted on each side of the gate. These signs are essential for safety, informing users and visitors of the automated gate's presence and operation. Replace any signs that are missing or damaged.
Quarterly Maintenance
Only Use a Silicone Spray Lubricant
Lubricate the gate and the moving parts of the operator. Grease the hinges of the gate with ball bearing grease to ensure smooth operation.
Grease Ball Bearing Hinges
Hinges play a vital role in the smooth operation of your gate. Apply grease to the ball bearing hinges every quarter to minimize friction and wear. If you live in a coastal area, where salt air can accelerate rust and corrosion, consider greasing the hinges every two months instead.
Use the remote transmitter to extend the push/pull tube of the operator arm. Spray the push/pull tube with silicone spray lubricant. (Optional)
Use silicone spray to lubricate the clevis pin at the front mount. (Optional)
Use silicone spray to lubricate the clevis pin at the rear mount. (Optional)
Tips & Other Maintenance
Level Gate
Ensure the gate and operator are level and plumb. Over time, the post can settle, and the brackets can shift. It's essential for the gate and opener to be level, as this minimizes strain on the operator during opening and closing, helping to prolong the life of the gate opener.
Mothballs
Place a mothball inside the control box to discourage insects from entering and damaging the circuit board. Ensure the control box remains clean and protected from water and insects. Maintaining a clean control box helps prevent damage and prolongs its lifespan.
Solar Panel Maintenance
If you have a solar panel, clean the surface with mild soap and water. Do not use abrasive cleansers or solvents. Dust, dirt, or pollen can cover the surface and decrease the voltage output of the solar panel. Be careful not to wet any junction box or any place where wire connections are made. The combination of water and electricity may produce a shock hazard.
Replace battery/batteries every 2–3 Years
Replace the battery/batteries every 2–3 years to ensure the gate operator runs smoothly. If your battery shows signs of damage, such as acid leaks, corrosion, or other irregularities, it is time to replace it.
Lead-acid batteries can be hazardous, so replace any damaged batteries promptly. Avoid touching the batteries directly and dispose of them properly to prevent exposure to toxic components and minimize environmental harm.
